Are bills included in the price of the property?

Yes, the majority of our houses on our portfolio are inclusive of water (unlimited), gas and electricity (capped), TV license, Bedroom Contents Insurance, gardening services and a monthly contribution towards your internet/Wi-Fi payments.

Are there other companies that provide student accommodation in Loughborough?

There are lots of student accommodation options in Loughborough. We might be biased, but TOPLETS is the best! The majority of properties we manage are finished to the very highest standard and are considered to be the best student homes to be found in Loughborough.

Can I extend my contract?

If you are in need of an extension you'll need to inform our accommodation services team towards the end of your contract period. Your extension of contract is purely subject to availability.

Do I have to pay council tax?

Providing that you are a full time student at University, you are exempt from paying council tax. We collect your unique Student ID number and pass this onto the council so that your exemption is processed. If you were to drop out of full time education during the tenancy or you are not a student, you are liable for the council tax due on the property.

How do I enquire about accommodation I have seen on your website?

You can reach out to us in many ways – email, phone or a direct website enquiry. However you get in touch we will respond to you promptly and do our best to find you a perfect property match.

How does parking work with TOPLETS houses?

For houses within the student triangle, Charnwood Borough Council operates permitted on-street parking. In general, each house is allocated 2 parking permits, which can be purchased for £55 each from the Council's website. Our out-of-town properties are mainly in unpermitted zones and often have off-street parking available. Please get in touch if you have specific parking requirements.

How does the internet package work?

The tenancy commences without internet installed. One tenant is responsible for setting up a package with your chosen provider on behalf of the household. TOPLETS then pay this tenant a monthly monetary contribution. You have the flexibility of selecting an internet and TV package that suits your group's requirements.

How early do I need to apply for student housing in Loughborough?

Early reservations are recommended. Space is not reserved until all application forms and total fees are received and confirmed.

How long are contracts, and do you offer a summer discount?

The majority of our tenancies are 51 week contracts. All tenancies begin on the 7th July so that you have access to the house for BUCS preseason, summer storage, summer work or visits to see your friends. We do not offer a discount over the summer period for this reason.

How much is the security deposit?

The deposits vary depending on property size. For 1 beds, the deposit is £500. For 2 beds and any other larger property, the deposit is £300 per tenant. Once paid, deposits are protected under the Deposit Protection Scheme (DPS) or MyDeposits.

Is my personal information safe?

We adopt appropriate data collection, storage and processing practices and security measures to protect against unauthorised access, alteration, disclosure or destruction of your personal information. We do not sell, trade, or rent users personal identification information to others.

Is the student accommodation situated on campus?

Although none of our student accommodation is on the University campus, all properties are within walking distance. We also have properties near the engineering side of campus. Contact our team if you have any location-specific requirements.

What about the student accommodation fees?

Prices vary from £85 to £220 per week, fully inclusive of all bills. You pay one monthly figure that covers everything including electricity, gas, water and more. Arrange a viewing to find out the full details.

What facilities are available in student accommodation in Loughborough?

Our houses include: a full length mirror in every bedroom, large kitchen with ample storage, cooker, gas hob, dishwasher, washer/dryer and American style fridge/freezer, large lounge with leather sofas, 50 inch flat screen TV and surround sound, matching bedroom furniture, built-in USB chargers in every bedroom, 24/7 security services, and evenly sized bedrooms.

What happens if my friend doesn't pay their rent?

All of our tenancy agreements are joint and severally liable. Your group sign for the house together on one contract and are all liable for the full rent. We require an individual UK-based guarantor for each tenant. Should a tenant not pay their rent, we contact their individual guarantor to recover the funds before other housemates are affected.

When do I pay my rent?

The tenancy agreement is set up for monthly payments in line with all renters rights guidelines. If you wish to pay in a different way you can discuss this with our team.

When do your houses start letting?

The letting period gets earlier each year, so be as proactive as possible. Many students form their household group during the Autumn term and start house hunting straight away. Our busiest letting period is October to December with most houses taken before Christmas.

When should I arrange my accommodation viewing?

Arranging an early viewing is absolutely essential as our student houses are in prime locations around Loughborough University. Viewings are carried out Monday – Friday between 10am – 5pm with weekend viewings possible via prearranged appointment.

Where are TOPLETS houses located?

The majority of our student houses are within the student triangle, a mere 10-minute walk to both Loughborough University campus and Loughborough town centre. We also have properties in the Kingfisher estate, close to Engineering, Thorpe Acre, and more. Please contact us if you have any specific location requirements.
